fa بررسی نقش تنوع جغرافیایی در پرتفوی املاک و مستغلات در ایران تخصصي Special كاربردي Applicable سرمایه‌گذاری در بخش املاک و مستغلات از جمله فرصت‌های سرمایه‌گذاری جذاب در ایران است که همواره بخش عمده‌ای از سرمایه‌های افراد و مؤسسات به‌سمت آن سرازیر می‌گردد. این پژوهش ضمن مقایسه عملکرد سرمایه‌گذاری در املاک و مستغلات در نواحی مختلف جغرافیایی کشور تأثیر ایجاد تنوع جغرافیایی در پرتفوی املاک و مستغلات را در 15 مرکز استان در بازه زمانی (1392-1370) مورد بررسی قرار داده است. یافته‌های تحقیق نشان می‌دهد ناحیه مرکزی کشور با فاصله اندکی نسبت به سایر نواحی بیشترین ریسک و بازدهی را دارد. بررسی رابطه میان بازده نواحی جغرافیایی کشور نشان می‌دهد مطابق انتظار رابطه مثبتی میان بازده نواحی مختلف وجود دارد، همچنین یافته‌های تحقیق در خصوص اثر تنوع جغرافیایی در پرتفوی املاک و مستغلات نشان می‌دهد ایجاد تنوع جغرافیایی در پرتفویی شامل املاک و مستغلات موجب بهبود وضعیت پرتفوی‌های بهینه و انتقال مرز کارایی به‌سمت بالا خواهد شد.
